Director of Maintenance (Maintenance)
Comply with all applicable rules, policies, standards and guidelines related to employment with Westminster
Services and its communities.
1. Supervises the staff which involves direct and indirect responsibilities for interviewing,
selection, training, motivating, wage and salary administration, performance appraisal, managing
policies and procedures to ensure achievement of the department's goals.
2. Responsible for managing renovations and major projects that are managed at the community
level; and assist the MSS – Construction Dept with all major projects at the community.
3. Manages all contractors and vendors that are performing repairs, maintenance or projects at the
community level.
4. Responsible for managing and maintaining monthly fire and disaster drills at the community.
5. Responsible for monitoring water temperature levels at all times.
6. Responsible for the maintenance and proper operations of the major equipment (IE boiler, A/C
units, generators, etc.) and the buildings.
7. Prepares and plans the Maintenance Dept's budget and submits to the Executive Director for
review and approval.
8. Coordinates Maintenance services and activities with other related departments and/or residents.
KNOWLEDGE, SKILLS AND ABILITIES
Knowledge of plant maintenance including building and grounds repair.
Must posses good communication skills, orally and written.
Computer literate – MS Office Suite and the ability to use office equipment.
Experience reading and interpreting federal, state and local codes and requirements, drawings, diagrams,
schematics and operation manuals. Must be able to maintain records and prepare reports.
Ability to coordinate multiple projects simultaneously and conduct inspections. Must be able to ensure
timely completion of projects to established expectations.
Ability to develop budgets and maintain expenses within budget guidelines.
Ability to supervise and train assigned staff including organizing, prioritizing, and scheduling work
assignments.
Ability to define problems, collect data, establish facts, and draw valid conclusions.
Ability to work in a multi-ethnic and multi-cultural environment with staff members and residents.

ESSENTIAL QUALIFICATIONS
Education and Experience:
Bachelors Degree in a maintenance related field preferred or equivalent experience; 10 years in Supervision of
Maintenance in a retirement community or property management environment that operates multiple units.
