We're currently seeking a Maintenance Manager for one of our premier communities.

Job Overview:
The Maintenance Manager is responsible for all physical operations of the apartment community, particularly preservation and maintenance of the asset, managing to company objectives as described in the operating budget, in accordance with policies and procedures defined by E & S Ring company, with the primary objective of increasing the net operating income of the property and providing for a quality living environment for residents and establishing a positive, productive working relationship with the team members. Responsible for performing all work duties in a safe and efficient manner, in accordance with company safety policies, and for relay of information regarding property operations or condition which could constitute a physical or liability hazard. The Maintenance Manager will promote the company's Mission Statement and ensuring adherence to all relevant policies and procedures, fostering an organizational culture aligned with corporate values.

What You'll Bring:
Minimum Experience/Training/Education:

High school diploma or GED.
3 years experience in apartment maintenance or 4 years in a similar field.
Must have prior leadership or supervisory experience.
Proficient in plumbing, electrical, painting, carpentry, locks, and more.
Windows-based computer skills.

Additional Desired Qualifications:

College degree
Yardi and Excel
Formal training and/or two certificates from related institutes (BOMA, IREM, local community college, vocational program) reflecting completion of maintenance related course or course and/or two or more years inter-company training/experience.

Physical Requirements:

Must be able to climb stairs when accessing Resident Maintenances or Maintenance Offices and navigate ladders as needed.
Property Mobility: Must be capable of walking the entire property, including steps and steep gangways on docks (if applicable).
Requires regular bending, kneeling, and stooping.
Must be able to lift up to 60 pounds to handle materials and equipment safely. Must be able to drive.

Machines, Equipment, Tools Used:

Computer, computer printer, telephone, fax machine, photocopier, golf cart, ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, drill press, paint brush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools such as hammer and screwdriver.


Your Responsibilities:
Essential Responsibilities:

Direct and oversee all aspects of maintenance of the community, including resident satisfaction and retention.
Select, train, supervise and motivate Maintenance staff.
Perform written performance evaluations and corrective warnings of Maintenance employees in accordance with company guidelines and provide recommendations for compensation adjustments or promotions.
Process or oversee process of Kronos timekeeping for Maintenance team.
Responsible for satisfactory completion of all Maintenance requests within 24 hours in order to provide a quality living environment for the residents.
Oversee preparation of market ready product within 5 day timeline for normal turns and the 10 day timeline for upgrades.
Efficient scheduling of all Maintenance personnel and vendors, making most efficient use of available resources, and work force adherence to company policy and procedures.
Responsible for employee adherence to company policy, procedure and safety programs.
Present a professional, efficient attitude in remedying any resident complaint to ensure resident satisfaction while working within company guidelines.
Supervise proper removal of resident belongings upon turnover according to company policy.
Conduct monthly safety meetings that would include procedures, training, and use of equipment. Send minutes, sign in sheet, inspection and log with end of month reports.
Responsible for overseeing turnover process, troubleshooting and repair of all mechanical systems, satisfactory and timely completion of Maintenance requests, and observation and reporting of potential liability concerns or safety hazards.
Conduct or oversee monthly nighttime light efficiency audits and correct lighting issues immediately.
Responsible for all maintenance records utilizing Yardi for the property and accurate tracking of expense.
Provide first line information, documentation and training regarding any property specific special needs (O&M asbestos/lead, deficient plumbing systems, roofs, etc.)
Solicit outside vendor bids, establishing parameters, and appraising those bids for quality conformance to specifications, cost savings, and recommend desired vendor to General Manager and Portfolio Manager.
Communicate in writing anticipated capital needs and maintenance requirements for the operating budget.
Responsible for ordering of parts and materials and inventory control.
Administrate and monitor Yardi Work Order System to assure cost efficiency.
Regular involvement with landscape or other Maintenance contractors, including monitoring compliance with contract agreements, and monitoring and resolution of liability exposures.
Identify liability hazards, monitoring or remediation programs, preventative maintenance.
Responsible for the safety and safe work practices of property team members.
Create and implement a monthly property specific preventative maintenance program, reviewing on an annual basis to preserve the asset in accordance with company objectives.
Monitor usable life of all appliances, fixtures, boilers, carpets, vinyl, blinds, etc., to ensure maximum efficiency and for planning capital purchases.
Responsible for management of all emergency Maintenances and scheduling and coordination of on-call Maintenances.
Available for emergencies, on call duties, resident functions, and weekends.
Perform other duties as required
